PUBLIC NOTICE is hereby given by the Undersigned, Assistant City Clerk of the City of Côte Saint-Luc, that at a Regular Meeting of the City Council to be held on October 21, 2024, at 8:00 P.M., at 5801 Cavendish Boulevard, the Côte Saint-Luc City Council will adjudicate upon the requests for minor exemptions, said requests being more fully described hereunder:
- 6550 Mozart, Lot 1 561 109, Zone RU-53
The request is to allow:
- Synthetic grass in the rear yard at a minimum distance of 0m from the rear and lateral land lines instead of at a minimum distance of 0.6m from any property line.
- The combination of a patio and synthetic grass in the rear yard of a main building with a maximum total area of 70% instead of the maximum permitted area of 50% of the said rear yard.
- Synthetic grass in the lateral yards instead of only in the rear yard and at a minimum distance of 0m from the lateral land lines instead of at a minimum distance of 0.6m from any property line.
- Synthetic grass up to the trunk edge of a tree instead of at a minimum distance of 0.91m from the trunk edge of a tree.
The whole notwithstanding the provisions of Zoning By-law no. 2217, Article 4-4-2, Article 4-4-3 h), Article 4-4-6 and Article 4-6-7.
- 5571 Borden, Lot 1 560 688, Zone RU-2
The request is to allow the installation of a generator in the lateral yard instead of exclusively in the rear yard and to install it on a concrete slab at a minimum distance of 4 feet from the lateral land line instead of the minimum required distance of 5 feet from any property line.
The whole notwithstanding the provisions of Zoning By-law no. 2217, Article 4-4-2 and Article 4-4-3 i).
- 6884 Emerson, Lot 1 561 826, Zone RU-32
The request is to allow:
- The existing Detached, Single-Family Dwelling, built in 1981 under permit number 1981-04158:
- To maintain its existing Front Setback at a minimum of 4.57m instead of the minimum required Front Setback of 6.09m.
- To maintain its existing Rear Setback at a minimum of 9.14m instead of the minimum required Rear Setback of 9.9m;
- The construction of a second storey addition along the existing Front Setback at a minimum of 4.57m instead of the minimum required Front Setback of 6.09m.
- The construction of a new front porch with an encroachment into the minimum Front Setback of a maximum of 3.05m instead of a maximum of 2.13m.
The whole notwithstanding the provisions of Zoning By-law no. 2217, Annex “B” (zone RU-32), Article 4-2-2 Table 1, Article 4-4-1, and Article 4-4-3.
- 7485 Pineview, Lot 1 054 287, Zone RU-27
The request is:
- To allow the existing Detached, Single-Family Dwelling, built in 1963 under permit number 1962-01741:
- To maintain its existing Front Setback at a minimum of 4.54m instead of the minimum required Front Setback of 4.57m.
- To maintain the existing rear balcony at a minimum distance of 2.9m from the rear Land Line instead of the minimum required distance of 3.05m and with an encroachment into the minimum rear setback of 3.2m instead of the maximum permitted encroachment of 3.05m.
- To allow the construction of:
- A rear extension with a minimum rear setback of 2.9m instead of the minimum required rear setback of 6.1m.
- A new balcony at a minimum distance of 2.9m from the rear Land Line instead of the minimum required distance of 3.05m and with an encroachment into the minimum rear setback of 3.2m instead of the maximum permitted encroachment of 3.05m.
The whole notwithstanding the provisions of Zoning By-law no. 2217, Annex “B” (zone RU-27), Article 4-2-2 Table 1, Article 4-4-1, Article 4-4-3, and Article 4-4-5 a).
- 5891 Stephen-Leacock, Lot 1 561 663, Zone RU-48
The request is to allow:
- The existing Detached, Single-Family Dwelling, built in 1987 under permit number 1986-00062 to maintain its existing Front Setback at 6.8m instead of the minimum required Front Setback of 9.14m.
- A patio to be located in the secondary front yard and at a minimum distance of 0m from the Secondary Front Land Line instead of being located exclusively at the rear of the main building and at a minimum distance of 0.6m from the land line when the patio is adjacent to a swimming pool that is located at 1,83m or less from the said land line.
- A patio to be located at the rear of the main building with a minimum setback of 0m from the secondary front land line instead of at a minimum distance of 0.6m from the land line when the patio is adjacent to a swimming pool that is located at 1,83m or less from the said land line, and with a minimum setback of 0.3m from the East lateral land line instead of the minimum required lateral setback of 0.91m.
- The combination of a balcony and patio in the rear yard of a main building with a maximum total area of 65% instead of the maximum permitted area of 50% of the said rear yard.
The whole notwithstanding the provisions of Zoning By-law no. 2217 Annex “B” (zone RU-48), Article 4-4-1, Article 4-4-3, Article 4-4-5 c), and Article 4-4-6.
