Minor exemptions

PUBLIC NOTICE – MINOR EXEMPTIONS

PUBLIC NOTICE is hereby given by the Undersigned, Assistant City Clerk of the City of Côte Saint-Luc, that at a Regular Meeting of the City Council to be held on March 14, 2022, at 8:00 P.M., by way of videoconference, the Côte Saint-Luc City Council will adjudicate upon requests for minor exemptions, said requests being more fully described hereunder:

  • 612 Westminster, Lot 1 290 402, Zone RM-22

The request is to allow the construction of four-storey multifamily dwelling:

  1. To be located at a minimum of 1.21m (4.0ft) from the South/ East lateral Land Line instead of the minimum required side setback of 6.09m (20.0ft) when there are windows;
  2. To be located at a minimum of 4.26m (14.0ft) from the North/ West lateral Land Line instead of the minimum required side setback of 6.09m (20.0ft) when there are windows;
  3. To be located at a minimum of 4.56m (15.0ft) from the front Land Line instead of the minimum front setback of 7.62m 25.0ft);
  4. To be located at a minimum of 2.43m (8.0ft) from the rear Land Line instead of the minimum required rear setback of 6.09m (20.0ft) when there are windows;
  5. To allow a parking area at the back of the building to be located at a minimum of 1.18m (3.8ft) from the rear Land Line instead of the minimum required distance of 1.82m (6.0ft);
  6. To have four (4) interior parking spaces instead of a minimum required six (6) interior parking spaces. In addition, two (2) outdoor parking spaces with a length of 5.48m (18.0ft) instead of the minimum required length of 6.09m (20.0ft) are proposed;
  7. To have no visitor parking area instead of a required visitor parking area with a minimum of ten parking spaces;
  8. To have a maximum land coverage ratio of 47% instead of the maximum permitted land coverage ratio of 37%.
  9. To have 3 balconies located at a minimum of 1.21m (4.0ft) from the rear lot line instead of the minimum required distance of 3.05m (10.0ft.);
  10. To allow the roof to project into the rear setback by more than the maximum permitted projection of 0.76m (30in.), as long as a minimum distance of 1.21m (4.0ft) is maintained between the roof and the rear lot line;
  11. To install a total of 3 solariums (1 per balcony) instead of a maximum of 1 solarium permitted on the land, and to locate them at a minimum distance of 1.9m (6.23ft.) from the rear lot line instead of a minimum distance of 3.05m (10ft.) from the rear lot line.

The whole notwithstanding the provisions of Zoning By-law no. 2217, Annex “C”, articles 4-4-1, 4-4-2, 4-4-3, 4-4-5 a) & g), 4-2-2 Table 1, 7-2-5, 7-2-9 and 7-5-1.

The present minor exemption request will replace the minor exemption that was previously approved by the City Council for this property on March 16, 2020

  • 5723-5725 Sunrise, Lot 1 053 784, Zone RB-8

The request is to allow the Two-Family Semi-Detached Dwelling to maintain a total of two (2) interior parking spaces instead of providing the minimum required number of interior parking spaces of two (2) interior parking spaces per dwelling unit (a total of four (4) interior parking spaces).

The whole notwithstanding the provisions of Zoning By-law no. 2217 Article 7-2-1 b).
